Tiled Roof Prices

How Much Does a New Tiled Roof Cost?

There's no single answer — and anyone pricing a re-roof without seeing it is guessing. What your tiled or slate roof costs depends on:

That spread is exactly why comparing matters: the gap between the highest and lowest quote for the same roof is regularly up to 55%. The only way to know what your roof costs is to have local contractors price it — free and with no obligation.

Tiled Roofing Questions, Answered

Should I repair or re-roof?

A few slipped or cracked tiles on an otherwise sound roof is a repair. Widespread cracking, tiles that keep slipping (often failing nails — "nail fatigue"), or crumbling tiles usually mean the roof is at the end of its life, and a re-roof works out cheaper than repairing it year after year. A good contractor will tell you honestly which side of the line you're on — and with three quotes, you'll spot anyone pushing a re-roof you don't need.

Concrete tiles, clay tiles or slate — which is best?

Concrete tiles are the most affordable and last around 50 years. Clay tiles cost more but hold their colour and can last 60–100 years — the natural choice for period properties. Natural slate is the premium covering, regularly lasting over 100 years when fixed properly. Most of our contractors install all three and will recommend what suits your home and budget.

Do I need building regulations approval to re-roof?

If you're replacing more than 25% of the roof covering, building regulations in England and Wales apply — the work must be notified and the roof's insulation often has to be brought up to current standards at the same time. Your contractor handles this as part of the job.

Why do tiled roofs leak around the chimney?

The junctions are the weak points — lead flashing around chimneys, valleys between slopes, and ridge and verge mortar all age faster than the tiles themselves. Many "failed roof" leaks are actually failed leadwork or repointing, which is a much smaller job. It's another reason a proper survey beats a guess over the phone.

How quickly can a local roofer start?

For urgent repairs, contractors can usually attend within days — sooner for active leaks. Full re-roofs are generally scheduled in depending on the contractor's workload and the season. Requesting quotes early, even if your time frame is "within 12 months", costs nothing and locks in prices that stay valid.
